The gate
A paper register no one can read, and calls to every flat.
Guests expected ahead, walk-ins approved from the resident's phone, deliveries logged by mobile number.
Apartment & community management
IPM brings the gate, the maintenance fee, repairs, notices and the association's accounts into one simple app. Managers, committees, residents, guards, staff and vendors each get the screen they need, in English or Malayalam.
Why IPM
Most communities run on a gate register, a spreadsheet of who has paid, and a WhatsApp group where requests get lost. IPM keeps it all in one place, with a record everyone can trust.
A paper register no one can read, and calls to every flat.
Guests expected ahead, walk-ins approved from the resident's phone, deliveries logged by mobile number.
Chasing payments and checking bank statements line by line.
Owners report their UPI payment, a collector confirms it, and the receipt goes out at once.
"I told the caretaker last week." Requests lost in the chat.
Every request has an owner, a status and a history, and the resident confirms when it's fixed.
Features
From the gate to the books, for apartments, villa communities and gated societies of any size.
Residents expect guests and workers ahead of time. Walk-ins are approved from their phone. Deliveries are logged by mobile number, and nobody waits at the gate. Households can ask not to be disturbed.
Set a year's fee per square foot or per flat, with yearly or quarterly plans and discounts. Owners pay by UPI and report it. Collectors confirm it and the receipt goes out. Nobody confirms a payment for their own home.
Residents report a repair from their home screen. It goes to the caretaker, or to the owner first when the flat is rented. Complaints go to the secretary, and a resident can keep their name back.
The association posts notices that residents acknowledge, and runs polls with one vote per home. Bye-laws and minutes are kept in one place, and the secretary chooses who sees each document.
The caretaker records petty cash with a photo of the bill. Finance members approve it, and nobody approves their own. Vendor accounts and AMCs are tracked, and staff pay is worked out from attendance.
Make the clubhouse, gym or guest room bookable, with hours, slots, limits and cancellation rules. Paid amenities are charged from your own rate card.
Today's tasks come from routines you set once: pump checks, cleaning, the garden. Staff mark them done and record attendance, and it all feeds payroll.
See the month at a glance across all your properties, or for one: collections, open requests, staff cost and vendor spend.
Residents keep their utility bills, spending and household help's pay in IPM. Only they can see it, not even the managers.
One app, many roles
Everyone opens IPM on what needs them today, and sees only what their role allows.
Run one building or a whole portfolio. Set up properties, invite people and see what needs attention across all of them.
The secretary, treasurer and members get duties, not passwords to share: notices, the fee, approvals and the books.
Let guests in, pay the fee, report a repair, book the clubhouse. Owners abroad stay in the loop when the flat is rented.
Designed with guards: big buttons, tap instead of type, and as little reading as possible. In Malayalam if they prefer.
The day's tasks, attendance, repairs to do and vouchers to record, all from one phone.
Plumbers, electricians and AMC providers see the jobs assigned to them and their own bills and payments.
Trust
Residents' names, phone numbers and payments are personal data. IPM is built to keep them safe and to show each person only what they need.
Everything is kept on Amazon Web Services in Mumbai and backed up nightly.
Residents sign in at your-property.i-pm.in and see only their own community.
Required for admins, and available to managers and members.
A guard sees the gate, a vendor sees their jobs, a resident sees their home.
Each person chooses their language. Alerts and emails come in it too.
Built to the WCAG 2.2 AA standard, with large text and targets, for older residents too.
How it works
Enter your blocks and flats, or import them with your residents from a spreadsheet. A setup checklist shows what is left.
Residents and the committee are invited by email. Guards, staff and vendors get their own logins. Everyone signs in at your property's own address.
IPM goes on the home screen like any app, with notifications only when something needs someone.
Pricing
One price for the whole community, with no charge per person. Residents, guards, staff and vendors use it at no extra cost.
₹499 per property, per month
Includes 25 units, then ₹12 per unit a month. GST extra.
Questions
No. IPM opens in the phone's browser and can be added to the home screen in one tap, on Android and iPhone. It then opens like any other app and can send notifications. Nothing to find in an app store, and no updates to install.
Yes. Everyone chooses English or Malayalam for themselves, and the screens, alerts and emails they get follow that choice. Names, flat numbers and other details stay as they were entered.
Yes. Download the spreadsheet template, fill in your units and residents, and import them. Residents are then invited in batches, each with their own login.
Yes, it was designed with them. A guard's phone opens straight on the gate screen: large buttons, tapping rather than typing, and as little reading as possible. Deliveries are logged by the rider's mobile number, and returning visitors are recognised.
Owners pay the association directly, by UPI or any way you accept, and report the payment in IPM. A collector confirms it and IPM issues the receipt. The money never passes through IPM, and online payment inside the app is on the way.
